Four Seasons Hotel & Resorts is planning to transform Caye Chapel, a private island off Belize's coast, into an extravagant luxury residential complex complete with villas, estates, a top-tier hotel, and a champion golf course. The project is set to launch in 2025.

The 113-hectare (280-acre) island lies between Belize City and the Bacalar Chico National Park and Marine Reserve, home to the northern hemisphere's largest barrier reef and one of the world's largest sinkholes, known as The Great Blue Hole.

An airstrip, heliport, and marina will serve as access points, connecting to the 24 oceanfront residences ready for occupation along the island's northern edge, each featuring its private beach.

The two-to-four-bedroom properties will carry a minimum price tag of $4.5 million, just like each of the 114 lots nearby on the eastern and western coasts. Customizable and equipped with private pools that overlook the ocean, these lots can accommodate various housing sizes from small villas to expansive six-bedroom estates.

Homeowners will gain exclusive membership to the Caye Chapel Golf and Ocean Club, described as a "relaxed yet dynamic hideaway" offering recreational, wellness, and dining facilities.

The club features a beachfront championship golf course created by former world No. 1 Greg Norman with a 10-hole reversible layout that allows for play in both directions. An adjacent practice range can be converted into a par-three golf course in the afternoon and evening hours.

Before this project, another 18-hole golf course was established by the island's former owner, Larry Addington, as per Golf Digest’s Max Adler, who played the "unmatchable charm" in 2013. After designing and building the course in 1999 for personal use, Addington filed for bankruptcy in 2012, and Belize government officials revealed the island's sale to a Mexican hotel development group in 2014.

Those desiring temporary lodging can book a room at the island's 104-key hotel, which features 18 overwater bungalows connected to the ocean via a pier.

The collaboration between Four Seasons and three Mexican real estate developers - Thor Urbana, GFA, and Inmobilia - initiated the project, originally scheduled for a 2021 launch. However, Four Seasons representatives did not provide reasons for the delay.

Belize, with a size of 8,880 square miles (23,000 square km), is one of the world's smallest nations.

Typically overshadowed by neighboring Mexico and Costa Rica as a tourist destination, this former British colony boasts Mayan ruins and diverse wildlife. An increase in new hotels and flights to Belize City's Philip S. W. Goldson International Airport have led to multiple Central America category awards at the 2024 World Travel Awards, including the title of top adventure travel destination.

After the Caye Chapel resort groundbreaking reveal ceremony last year, Belizean Prime Minister Johnny Briceño wrote on social media: “This new project at completion will undeniably elevate our tourism sector, attracting visitors seeking a more upscale experience.”
