Houses equipped with a heat pump or a solar system significantly increase their property value, according to a study. Houses with a heat pump sell for an average of 43% more than those without, as reported by the ImmobilienScout24 portal on Tuesday. Having a photovoltaic system on the roof can increase the price by 20%.
"Currently, we can already see that modern energy supply and a higher energy efficiency class have a positive impact on the value of the property," said ImmoScout24 manager Christoph Barniske. "It's worth checking the possibilities and subsidies for a renovation." The background to this is the Building Energy Act: From mid-2028 at the latest, the use of at least 65% renewable energy will be mandatory for new heating systems. Photovoltaic systems and heat pumps are considered suitable means of bringing the home up to a good energy standard.
According to the study, houses with a photovoltaic system are sold for an average of €3,644 per square meter, which is a fifth more than those without. Houses with a heat pump are offered for €4,348 per square meter - an increase of 43%. "Combining both in a house results in an average increase of 50%," it was stated. However, it should be noted that heat pumps are more commonly found in new builds, which have higher purchase prices due to construction costs and generally have a better energy efficiency class.
