In the realm of Thuringia, Jena claims the title of having the most pricey building plots. As the "Saale City" boasts, the median cost of buildable land in 2021, as reported by Erfurt's Statistical Office, was a whopping 679.67 euros per square meter. In contrast, Erfurt's price tag was 256.31 euros per square meter, and Weimar's was a more reasonably priced 184.92 euros. The city of Suhl, enjoying independent status, boasted the most budget-friendly average purchase prices at a mere 48.97 euros per square meter. Previously, builders had found Jena to be the most expensive location.

As per the data, the highest median building land costs in the region were observed in Sömmerda's district, sitting at 148.65 euros per square meter, while the least expensive were found in Altenburger Land's district, at just 22.22 euros per square meter.

In the year 2021, a total of 1,139 unused plots were transferred ownership in the state. Out of these transactions, 759 involved land intended for residential construction. Adding it all up, a sum of approximately 2.5 million square meters was sold, amounting to around 87 million euros. This equates to an average purchase price of 34.34 euros per square meter.

Despite Jena being known for its expensive building plots, there's a significant land under construction in the city with potential for high returns. In the quest to develop this land, investors and builders are meticulously navigating the regulatory and financial landscape.
