Bundestag - Simplification for balcony power plants and owners' meetings
The Bundestag eases the installation of balcony solar systems for renters and lessors. With a law passed in the evening, so-called plug-and-play solar systems will be included in the catalog of permissible building alterations, for which tenants have a legal claim. Unlike before, landlords and property owners cannot refuse their consent without a valid reason.
Moreover, the legislative amendment simplifies the holding of regular owners' meetings in apartments through video conferencing. In the future, owners can decide with a three-quarter majority that the meeting will be held in purely virtual form. The veto right of individual owners is thereby abolished.
Federal Government Bill Recommendation with Amendments Rejected CDU/CSU-Faction Draft Bill
In Germany, the Bundestag has introduced a law to facilitate the installation of balcony solar systems. This law allows for plug-and-play systems to be included in the permissible building alterations, giving tenants a legal right to request them. Previously, landlords could refuse consent without a valid reason, but this is no longer the case. Additionally, the law simplifies the process for holding owners' meetings in apartments using video conferencing, eliminating the veto right of individual owners with a three-quarter majority vote allowing for purely virtual meetings. This change also applies to Berlin's apartment owners. The Bundestag's decisions may also impact the operation of a balcony power station, as the simplification of building alterations could encourage more solar panel installations in the city.
