Rents in Frankfurt around twice as high as in northern Hesse

Housing costs - Rents in Frankfurt around twice as high as in northern Hesse

Rent prices in the Rhine-Main-Region are approximately double those in some regions in North Hesse. This was stated by the Statistical State Office in Wiesbaden, referring to the nationwide census survey 2022. For the first time, the average net cold rent was surveyed across the board. It amounted to 8.21 Euro per square meter in Hessen on May 15, 2022.

Frankfurt was the most expensive with 10.58 Euro per square meter nationwide. It was followed by Darmstadt with 9.56 Euro, Main-Taunus-Kreis with 9.25 Euro, Hochtaunuskreis with 9.23 Euro, and the state capital Wiesbaden with 9.21 Euro net cold rent per square meter.

Affordable Werra-Meißner-District

The lowest average rents below 6 Euro nett cold per square meter were found in the northern Hessian districts of Kassel with 5.78 Euro, Hersfeld-Rotenburg with 5.36 Euro, Schwalm-Eder with 5.26 Euro, Waldeck-Frankenberg with 5.08 Euro, and Werra-Meißner-District with 4.81 Euro. "Calculationally, one would therefore receive approximately twice as much living space on average for the same net cold rent in the Werra-Meißner-District as in Frankfurt am Main," explained the Statistical State Office.

In May 2022, there were approximately 1.44 million residential buildings in Hessen with a total of 3.13 million apartments. Compared to the census 2011, the building stock with living space increased by 3.1 percent. The number of apartments even increased by 7.0 percent.

More than half of the apartments were rented

In May 2022, according to the data, 51.8 percent of the Hessian apartments were rented and 43.9 percent were owner-occupied. 0.4 percent were used privately as holiday homes. Here, too, there were significant regional differences: While the Vogelsbergkreis had the highest percentage of owner-occupied apartments nationwide with 61.7 percent, it was the lowest in Frankfurt with 19.0 percent.

This was reflected in the average living space, which was the largest in the Vogelsbergkreis nationwide with 118.9 square meters and the smallest in Frankfurt with 74 square meters. Frankfurt also had the highest percentage of rented apartments with 77.7 percent.

Vacant

Approximately 3.9 percent of the Hessian apartments were vacant in May 2022 - roughly every second one had been empty for at least a year, and roughly every fifth one had been empty for less than three months. Here, too, there were significant regional differences: The northern Hessian districts had the highest vacancy rates, with the Werra-Meißner-District leading the way with 5.8 percent. The lowest vacancy rates were found in Frankfurt and the Main-Taunus-District with each 3.2 percent.

With the Census, i.e., a population census, statisticians roughly every ten years determine how many people live in Germany, where they live and work. Regarding housing, approximately 1.96 million property owners and caretakers were surveyed in Hessen.
