Urgently required apartments in Hesse face a shortfall as fewer were constructed in 2023 compared to the previous year. The real estate sector fears even greater scarcities.

In Hesse, the number of new homes constructed in 2023 dropped by around 3.8% compared to the previous year, the State Statistical Office revealed on Monday in Wiesbaden. This amounts to roughly 18,000 homes. The Southwest Germany Housing Industry Association (VdW Southwest) expressed concern that the situation was even more critical, with declining building permits not yet fully impacting the situation.

VdW Managing Director Axel Tausendpfund cautioned, "The housing markets are likely to face even more serious shortages in the future." He lamented, "Unfortunately, we have to assume that the number of people unable to find an affordable home will continue to increase." For the past two years, building permits in Hesse have steadily decreased.

Statistics report that the average size of these new residences was 98.9 square meters. The largest newly built homes were found in Vogelsbergkreis, measuring approximately 139 square meters. On the other hand, the smallest new homes were constructed in Frankfurt am Main, which covered about 68.4 square meters.

Including properties within existing structures, the Association of Hessian Entrepreneurs (VhU) estimates that approximately 21,300 more homes were built in Hesse in 2023. This marks a drop of 2.1% compared to the previous year. VhU Vice President Thomas Reimann predicted, "Unfortunately, we cannot anticipate an enhancement in the housing construction sector for the current year 2024." The cause for this is the present hesitance to initiate fresh construction projects.
