How to find the right sun shading

A cool apartment in the summer is worth a lot. But what helps best to keep the heat outside? And which window sunshade can be easily adjusted from the inside?

If the apartment should stay cool as much as possible during heat, exterior sunshade solutions are the first choice. For instance, roll-down shades. However, those who want to install them need to clarify which variant is technically possible. In many cases, awning roll-down shades are the simplest solution. These are mounted on the facade or in the window sill.

A disadvantage, however: the roll-down shade box is visible - unlike built-in roll-down shades, which are usually used in new buildings. They can also be installed retroactively in some cases.

Raffle blinds let in daylight

And there are alternatives: For example, so-called raffle blinds, which are movable sunshade systems with slats that are usually made of aluminum. With them, the light inflow can be controlled precisely, making raffle blinds particularly suitable for living rooms and kitchens with a southern exposure: With the appropriate setting, sunlight still enters the rooms.

The disadvantage: raffle blinds are less effective than roll-down shades when it comes to temperature and sound insulation. In new buildings or during a comprehensive renovation of the building, raffle blinds are usually integrated into the facade. For retrofitting, they are usually mounted on or in front of the facade.

Sunshade films should not darken

Textile screens can also provide sun and sight protection without completely darkening the rooms. They are particularly suitable for large glass facades and are usually weatherproof and wind-stable. Awnings, on the other hand, are primarily intended for balconies or terraces. In addition to the classic models, there are also vertical and facade awnings that can be mounted directly in front of window openings.

For sunshade films, no modifications are necessary. They are simply attached from the outside to the windows and help to darken the rooms. Their advantage: they are relatively cost-effective. However, they must be removed in the fall. In addition, their mirror effect may disturb neighbors under certain circumstances.

Tenants need permission

Speaking of neighbors: If you want to install roll-down shades and the like on your owner-occupied apartment, you must first obtain the approval of the owners' association. For interior sunshades, approval is only required for interventions in the windows or window frames, as stated in the German Residential Tenancy Law. For plissé, inner rolls, or lamella curtains that can be installed without requiring window modifications, approval is not necessary. In general, such a sunshade is less effective, as it does not prevent heat rays from entering the room.

The situation is similar for tenants and tenants. They usually need permission from their landlord, according to the German Tenants' Union. In individual cases, however, such permission may be obtained if the sunshade makes living in the apartment more pleasant and is reasonable. In individual cases, the question may also arise as to whether the landlord must do something against excessive heat in the apartment. Judgments on this matter already exist, according to the Tenants' Protection Association.
